Maxwell Terrace and Maxwell Garden Apartments is in compliance with the Federal Fair Housing Laws outlined by the U.S. Department of Housing and Urban Development and will actively pursue and offer equal housing to all persons regardless of race, color, religion, sex, national origin, disability, and familiar status.

In applying for residency at Maxwell Terrace and Maxwell Garden Apartments part of our processing and qualifications include the following guidelines.

  1. All units are efficiencies.
  2. $20 application fee in the form of a money order or cashier’s check.
  3. A copy of your Driver’s License and Social Security card will be needed and will be maintained as part of your records.
  4. Proof of homelessness.
  5. Credit, criminal and rental history reports will be obtained on all occupants’ 18 years or older.
  6. Proof of income, three-paycheck stubs and/or employment verification of income must be presented before move in. If self employed, a copy of your last Income Tax Return is needed. Original employment verification letters must be returned before application is processed. Applicants receiving child support must show proof of income. Acceptable verification includes court records, check stubs and bank statements or other financial documentation.
  7. Asset information; including but not limited to checking account (6 consecutive monthly statements), savings account (1 statement, most recent), and balance inquiry from ATM for Direct Express and/or pay card programs.
  8. If all occupants are students, the household must meet one of the following exceptions;
    1. At least one member of the household receives assistance under Title IV of the Social Security Act (ex. AFDC).
    2. At least one member of the household is currently enrolled in a job training program that receives assistance under the Job Training Partnership ACT (JTPA).
    3. The head of household is a single parent with children and neither the parent nor the children are the dependent of another individual.
    4. The members of the household are married and file a joint federal tax return.
  9. Total household income cannot exceed property’s income guidelines released annually.
